Own A Home
Habitat for Humanity of the NC Sandhills doesn’t give hand-outs. Instead, we provide an opportunity for homeownership to families who can’t afford a conventional bank loan for a home. Through a partnership with qualifying partner families, volunteers and sponsors, our homes are sold at no profit with zero-interest mortgages. To be considered we evaluate the following:
Housing Need
The family must be in need of adequate affordable shelter, and the current shelter must be inadequate due to one or more of the following:
- Problems with the structure, roof, floor, heating system, water supply, kitchen, bathroom, electricity, housing payments (more than 30% of gross income), etc.
- Too few bedrooms as determined by number, age, and sex of household members.
- Unsafe or unsuitable neighborhood.
- Other justifiable housing need reasons that are not mentioned above.
Ability To Pay For Habitat Home
The family must have
- The ability to make monthly mortgage payments, but income too low to secure conventional financing.
- A satisfactory credit history of accepting responsibility for debt. All financial judgments must be paid in full. We suggest you check your credit report (for free) at www.annualcreditreport.com and get payment agreements in writing from any creditors with whom you are past due or delinquent.
- Verification of earned income with a copy of the most recent Federal Income Tax Return and/or verification of all other income.
- Satisfactory housing expense and debt to income ratio.
- A stable income for at least one year.
- A legal right to work in the United States.
Note: We require proof of all income. Also, we count Food Stamp (EBT) awards as part of a family’s income.

Willingness To Partner With Habitat
The family must be willing to enter into a partnership with Habitat for Humanity and the community.
Family must be honest and cooperative with Habitat for Humanity of the NC Sandhills:
- Family must be willing to complete sweat equity requirements. Each adult contributes 300 hours and each teen contributes 60 hours;
- Family must also participate in Habitat for Humanity’s 15 hours of Homebuyer Education Workshops;
- Families must be able to pay the down payment (currently $700) to cover closing costs;
- Applicant(s) must not be a registered sex offender.
